Finding suitable student accommodation close to Aberdeen University can be as difficult as sighting Nessie. We hope our website makes life a little easier for groups of students in Aberdeen looking for good property.

All our properties are located close to Aberdeen University, and within the Old Aberdeen conservation area or literally a stone's throw outside it! So, no long walks to university. The locations are also excellent for RGU students as the 1 & 2 buses run nearby connecting the two university campuses. Students from all over the UK, the EU and the USA have appreciated the convenience of the locations.

PROPERTY

We have been letting property in Aberdeen since 1974. Our properties are of good quality, well equipped, clean and well maintained. They meet all the legislative requirements. Our own children, who have all attended university, have helped select these properties, so we know what students want. We also understand your concerns, and those of your parents, about renting your university accommodation.

 

The properties available are 4 to 5 bedroom houses with their own front door and off-street parking. All properties have a lounge, separate kitchen, bathroom with bath and shower, and double bedrooms. They are double glazed, insulated, gas centrally heated with EPCs of C, and fully furnished with, for example, a dishwasher, washing machine, tumble drier, fridge/freezer, microwave, Dyson vacuum cleaner, etc. Each bedroom has a double bed, wardrobe, chest and study desk, and chair. We do not provide linen, small electrical items (e.g. toaster, iron, kettle), crockery, or cutlery.

MAINTENANCE

We live in Aberdeen and manage our properties. We have a number of trusted contractors we can rely upon to ensure the properties are well maintained. These contractors live locally and understand the property. We do not provide a 24 hr maintenance service as we manage all our properties in the same manner and to the same standard as our own home.

 

LEASE

All leases are joint Private Residential Tenancy agreements. This means that we are not renting rooms to individuals. The house is being leased as a whole and all tenants are jointly and severally responsible to meet the obligations of the lease. This is the usual way private property is let. Hence it is important to have a strong group of friends who understand the responsibility each member has to the others in the group.

The lease is usually signed electronically.

The rent depends on the property, its location, and the number of occupants but is typically in the range of £350 to £450 per person per month. The rent does not include utilities (electricity, gas, telephone, broadband). Council tax incorporates water charges. Under current legislation, full-time students are exempt from paying council tax.

 

Leases typically commence in June or July. A deposit of between one and two months' rent is required, and the deposit is lodged with 'My Deposits Scotland'.

 

An inventory of furnishings is taken prior to entry and at the end of the tenancy.

 

GUARANTOR & REFERENCES

You must provide a UK resident guarantor for each tenant as well as a bank, university, and previous landlord references.

 

Where you are unable to provide a UK resident guarantor please contact us so we may discuss alternative options.

 

VIEWING

We appreciate not all prospective tenants can view, so we provide as many photos as possible. Please take your time to read the property particulars and look at the pictures. We do not operate a 'first person to view gets the lease', so there is no need to race to view first! This is an important decision for you and you will want to make the right decision.
